When renting make sure you know your rights.

Question

I have lived in my apartment for more than six years. The agent inspected the property about a month ago and today I received a letter stating that the owners would like to inspect the property. Am I obliged to provide access so soon after the inspection?

Can I request a copy of the property report? How often do I have to provide access?

Also, when I do move, what are my obligations to provide access for the open houses?

Answer

CR contacted Tenants NSW and found landlords or their agents are allowed to inspect four times in any 12-month period with seven days' written notice each time.

They are allowed to show the property to prospective buyers twice in any week but, before the first showing, they have to give 14 days' written notice of intention to sell. Then it's 48 hours' notice each time, unless agreed otherwise.

They are also allowed to show prospective tenants around a ''reasonable'' number of times in the 14 days before the tenancy agreement ends, having given ''reasonable'' notice.
